Trinidad Lake Ranches is located just to the South of Trinidad Lake. Established in 1988, with picturesque home site lots, providing water, power and telephone services to the driveway.
Our Values
We value the quiet, outdoor life of living on the edge of rural Colorado while still having the convenience of only being 10-15 minutes or less from downtown Trinidad.
Property Owners Association (POA)
- POA Governing Documents
- POA Board - Consists of 9 members (all are property owners)
- Three Board Seats are voted on by the owners each November, to serve a 3 year term.
- Terms are offset, so each year different seats are up for election.
- Committees - The POA has 8 active committees of Volunteer Property Owners, each with at least 2 board members.
- Communications Committee
- Manages the TLR Website, Private Facebook Group, and researching ways to provide online meetings & elections.
- Entrance Area Committee
- Maintains the Cameras and Lights at the entrance to the ranch (mailbox kiosk area).
- Finance Committee
- Prepares the annual budget. Works with the committees to determine their budgetary needs. Presents the budget to the Board and the Owners for approval. Monitors expenses vs. budget throughout the year.
- Fire Safety Committee
- Educates owners on Proper Fire mitigation, performs mitigation along our roadways to provide safe passage in and out of the community in the event of a forest fire.
- This committee championed the construction of the new emergency exit route at the back of the ranch in 2022, providing owners with 2 exit routes in the event an evacuation is necessary.
- Governance Committee
- Reviews Board resolutions and procedures and advises the Board to insure the Board is acting within Colorado Law.
- Grazing Committee
- Works with local ranchers to provide grazing access to the ranch, inspects and works with owners to maintain the outer perimeter fencing, so we can maintain our agricultural exemption status.
- Road Committee
- Responsible for maintaining 21 miles of private roads and trails.
- Projects are triaged for safety first to stay within budget.
- Oversees snow plowing when accumulation exceeds 4".
- Very active committee that meets monthly in spring, summer, and fall.

- Water Committee
- Responsible for working with our ORC to maintain the TLR water distribution system
- This includes the Monitoring the ScadaCore Data Control System (Tank Levels, Input/Output rates, etc.)
- Leak Repairs(Emergency & Planned)
- Planning/Performing System Maintenance, Improvements & Updates.
- Supported the Engineering Study, for system design improvements.
- Note: While our water is purchased from the City of Trinidad Water Supply, the distribution system that provides water to the residences is solely maintained by the our state certified ORC (Operator in Responsible Charge) supported by the volunteer committee members, to keep the water flowing.
POA Fees (as of 1/1/2026)
- Operations Budget Assessment - $268.60 / Quarter (billed quarterly)
- Covers all General expenses (accounting, insurance, supplies, etc.) and funds all Committees except the Water Committee.
- Water System Maintenance Assessment - $175.00 / Quarter (billed quarterly)
- Covers Water system related maintenance fees (Water Manager (ORC), Repair Parts, Contractor Labor Fees, Water Testing, etc.)
- Water Use Billing - Billed in 2 tiers depending on owner usage, once base tier is exceeded, any additional water used is billed at the high tier.
- Base Tier: 1-14,000 gallons of use @ $0.0248/gallon billed quarterly
- High Tier: 14,001+ gallons of use @ $0.0358/gallon billed quarterly
- Covers the cost of water purchased + the electricity used to pump the water up to the tanks + power the monitoring systems.
